  1. 1.商談接洽：了解業主需求、喜好、工程預算、預期完成時間。

  2. 2.現場丈量：工作團隊至現場丈量，拍照錄影建檔，設計師與屋主溝通需求。

  3. 3.平面提案、設計委任：平面提案，費用＄6,000／次，確立初步設計概念共識。
    確認委託並簽訂設計合約，根據平面提案做後續發展。

    ＄5,000／坪 含設計平立面系統圖
    ＄6,000／坪 含3D建模及渲染圖面

    ※預售屋客變
    確認委託並簽訂設計合約，依照建商提供之圖面進行設計並代表屋主與建商協商客變項目，直至交屋日止。

  4. 4.細節發展：依「委任設計合約」之設計來完成各項必要之細節詳圖，與業主研討各項需求及材料選用。

  5. 5.工程報價：依設計圖面及選材用料提出整體「施工報價」

  6. 6.施工合約：簽訂「委任施工合約」確保雙方權益，進入施工階段，依圖進行案場施工。

  7. 7.施工完成、交屋結案：業主驗收交屋，結案。

  1. 1. Initial Consultation: Understand the client’s needs, preferences, project budget, and expected completion timeline.

  2. 2. On-Site Measurement: The team visits the site to take measurements, document with photos and videos, and discuss specific requirements with the client.

  3. 3. Floor Plan Proposal & Design Commission:
    • Floor plan proposal: NT$6,000 per revision, establishing a preliminary design consensus
    • Upon confirming the commission, a design contract will be signed, and further developments will be based on the floor plan proposal.

    Design Fees:
    • NT$5,000 per ping: Includes 2D floor plans and elevations.
    • NT$6,000 per ping: Includes 3D modeling and rendered visuals.

    Pre-Sale Property Modifications:
    • Upon confirming the commission and signing the design contract, we will proceed based on the developer-provided plans, representing the client to negotiate with the developer regarding modifications until the property handover.

  4. 4. Design Details: Complete detailed drawings based on the “Design Commission Contract,” including materials and finishes, in collaboration with the client.

  5. 5. Construction Quotation: Provide a comprehensive “Construction Quotation” based on the design drawings and selected materials.

  6. 6. Construction Contract: Sign the “Construction Contract” to ensure mutual rights and enter the construction phase, adhering strictly to the approved designs.

  7. 7. Project Completion & Handover: Final inspection by the client, handover of the completed project, and closure of the case.
